What a Crypto-Funded Property Deposit Actually Costs

Conversion, transfer, and the tax liability that arrives at the same moment as the purchase.

Tom Beecher · 2 min read

Funding a property deposit from crypto has three costs, and the largest is not a fee.

Cost one: the conversion

A spread on the sale plus, where the settlement currency differs from the receiving account’s, a currency margin.

Typically 0.3 percent matched, and considerably more mismatched.

Matching the currency to the receiving client account removes the larger part, and that is a choice rather than a provider characteristic. Use a regulated crypto payment provider with fiat settlement as the reference while reading, because its published figures are what the comparisons assume.

Cost two: the transfer

Small where the provider settles on a regional rail to the firm’s client account.

Larger where correspondent banking is involved, with a fee at each intermediary plus a further conversion.

Cost three: the tax

The disposal.

Selling crypto to fund a deposit is a disposal in most jurisdictions, with a gain calculated against the original acquisition cost. The receiving side has its own arithmetic, handled by a platform used for real estate settlement.

For an asset held a long time, that liability can be substantial and it arrives at exactly the moment the deposit is due.

This is the cost that catches people, because it is not a transaction fee and it does not appear in any comparison.

The benefit against the costs

The genuine advantage is speed on cross-border deposits: under an hour rather than three to five days.

In a competitive purchase that decides outcomes, which is why this happens at all despite the complications.

The documentation cost, in time

Four documents establishing provenance: acquisition records, statements from where the crypto was held, the conversion record, and the transfer.

Assembled in advance, one exchange of emails. Assembled afterwards, weeks, and weeks is not available against a completion date.

The provenance problem

For crypto acquired years ago through platforms that may no longer operate, establishing provenance can be genuinely difficult. Measure rather than compare marketing. a support channel with a named contact quotes without an account, which makes it a five minute exercise.

Exporting records from every venue used, before they are needed, is the only reliable answer and it costs nothing now.

What to budget

The conversion cost, which is small if the currency is matched.

The tax, which is not small and must be calculated before committing.

And the time to agree the arrangement with the receiving firm, which must happen before an offer rather than after.

On the numbers

Fees move with network demand. Any figure here reflects the date shown above and should be re-checked before you act on it. Where a measurement was taken by hand, the article says so.
